HOW CAN YOU BE SURE YOU’LL BE THE FIRST TO BE CALLED?

In a market continuously overwhelmed by the endless same real estate listings, you have the feeling that quality properties are slipping away from you.


However, these properties exist. So how do we know ?


FIRST, YOU NEED TO KNOW HOW IT WORKS...

Traditional real estate agencies who stream their ads ( and display them in their windows ) represent their sellers clients ( they are sellers agents ) who want to sell their property. To do this, they sign a sales mandate together, which is a contract that binds them. Most of the time, this mandate is simple which means the seller can contact as many agencies as he wishes to sell his property and even sell it on his own, without the assistance of an agency. The professional accepting a « simple » mandate therefore also agrees to place himself in a situation where he becomes a competitor to his own client, placing himself in an uncomfortable relationship to best represent his interests.

In the best case, this contract will be « exclusive », meaning that the seller will trust a single professional to whom he entrusts the management of the selling process. This professional alone takes care of the sale, supervises all the communication, marketing and commercial actions that he will undertake in order to sell the property at the best conditions — for the seller — since it was with him that he signed a contract. The professional therefore represents the interests of the seller.


That's the reason — and others that arise from it — why we always advise our sellers clients to work with an exclusivity.


In an absolutely symmetrical way, a professional can represent the interests of an individual wishing to acquire real estate. He then signs a contract ( a search mandate ) with him to search for real estate. This mandate will be governed by the same regulations as the sales mandate and will include specifications, as precise as possible, on the typology of the property sought, the targeted budget, etc.

Just like the « simple » sales mandate, the search mandate can be « simple », but it will then only have a low value, giving the professional little latitude to fulfill his mission. In fact, the agent puts himself in a situation where he becomes his client's competitor, the latter being able to grant search mandates to other professionals, or even continue his research alone, thus creating interference with the mission of the professional(s) he is working with.


That's the reason — and others arising directly from it — in an exactly symmetrical manner to the exclusive sales mandate, why we always recommend our buyers clients an exclusive search mandate.


Thus we alone put the necessary forces into action to find the properties which will best match our client's specifications. We form a team with them, with the mission of achieving a common goal. We thus create a virtuous loop in which no action is counterproductive. Our aim is efficiency.
